The highest price isn’t always the best offer. Strong financing and fewer contingencies matter too. - Inspections to settlement
I’ll manage the inspection and appraisal process, help you respond to repair requests and coordinate with the attorney for a smooth settlement.

Delaware sellers complete a Seller's Disclosure of Real Property Condition Report, sharing what they know about the home's condition. I'll help you fill it out.
Delaware's transfer tax is typically 4% of the sale price in most areas (state plus local), and it's usually split between buyer and seller. I'll include your share in your net proceeds estimate.
A Delaware real estate attorney conducts settlement, handles the deed and makes sure the funds are distributed correctly.

Yes. It takes some coordination, but I can help you time both sales, or find options like a rent-back so you aren't moving twice.
